The property auction market in Italy is valued at around 11B€! Many Italians are aware of this strategic buying option, but few people outside of Italy know that it’s a useful tool for a good investment in Italy.
What do your fees include?
We provide a detailed property search and analysis and the creation of a PEC and digital signature. We acquire and review all technical and procedural documentation and fully manage all bureaucratic and administrative requirements necessary to participate in the auction. At the conclusion of our analysis, we provide a complete technical and legal risk assessment, an updated market value estimate with recommended bidding threshold, a financial feasibility overview, and strategic guidance .
Is it safe to purchase property at auction in Italy?
Purchasing through the Italian courts actually offers a potentially cleaner and more transparent process, minimizing risk while maximizing savings.
What are your fees?
We collect an initial 1000€ to begin the various pre-auction processes, and after the property is acquired, we assess a 5% fee of the final purchase price of the property.
What due diligence do you perform?
To assess the property beyond the expert report of the court, we conduct a re-analysis to confirm accuracy and completeness of the information provided, which ensures the property presents no hidden risks prior to participation in the auction, including urban planning irregularities, consistency of the registered floor plan vs. the actual layout, review of surface calculations, and evaluation of any discrepancies. We also provide legal framework due diligence, including analysis of creditors, mortgages, and occupancy as well as an analysis of any outstanding condo fees and estimated renovation costs to determine total investment exposure beyond the auction price.
